FAITH PRPOPERTIES LTD (\u4fe1\u88d5\u7f6e\u696d\u6709\u9650\u516c\u53f8) &amp; ORS v CIBEAN DEVELOPMENT CO LTD (\u4ed5\u5fc5\u76c8\u767c\u5c55\u6709\u9650\u516c\u53f8) [2014] HKCA 475\u6848\u4ea6\u6307\u51fa\uff0c\u56e0\u70ba\u5c0f\u696d\u4e3b\u6709\u6b0a\u6309\u6bd4\u4f8b\u5206\u4eab\u8a72\u571f\u5730\u91cd\u65b0\u767c\u5c55\u5f8c\u7684\u6f5b\u529b\uff0c\u6240\u4ee5\u9664\u4e86 EUV \u4e4b\u5916\uff0c\u571f\u5730\u5be9\u88c1\u8655\u5728\u5224\u5b9a\u8ce0\u511f\u6642\u4e5f\u9700\u8981\u8003\u616eRDV\u3002<\/p>\n\n\n\n<p>\u4f30\u503c\u5831\u544a\u5728\u5224\u65b7RDV\u6642\u4e5f\u53ef\u4ee5\u63a1\u7528\u76f4\u63a5\u6bd4\u8f03\u7684\u65b9\u6cd5\uff0c\u4f46\u4e00\u822c\u800c\u8a00\uff0c\u5927\u696d\u4e3b\u53ca\u5c0f\u696d\u4e3b\u7684\u4f30\u503c\u516c\u53f8\u53ef\u4ee5\u5171\u540c\u540c\u610f\u63a1\u7528\u9918\u503c\u4f30\u50f9\u6cd5 (residual valuation method) \u4f86\u8a08\u7b97RDV\uff0c\u516c\u5f0f\u53c3\u8003CROWN CENTRE DEVELOPMENT LTD (\u5ee3\u4e2d\u767c\u5c55\u6709\u9650\u516c\u53f8) AND ANOTHER v WONG WAI PING (\u9ec3\u5049\u5e73) AND OTHERS [2023] HKLdT 73\u6848\uff0c\u5982\u4e0b\uff1a-<\/p>\n\n\n\n<ul>\n<li><strong>GDV<\/strong>\uff1a\u7e3d\u958b\u767c\u503c (Gross Development Value)<\/li>\n\n\n\n<li><strong>\u767c\u5c55\u6210\u672c(development cost)<\/strong>\uff1a\u5efa\u7bc9\u6210\u672c(construction cost)\u3001\u5c08\u696d\u8cbb\u7528(professional fees)\u3001\u8ca1\u52d9\u6210\u672c(finance cost)\u7b49<\/li>\n\n\n\n<li><strong>\u767c\u5c55\u5546\u5229\u6f64(developer\u2019s profit)<\/strong>\uff1a\u4f8b\u5982\u767c\u5c55\u5546\u9810\u671f\u7372\u53d622.5%\u5229\u6f64 (CROWN CENTRE\u6848\u7684\u88c1\u6c7a)<\/li>\n<\/ul>\n\n\n\n<p><strong>\u91cd\u5efa\u50f9\u503c(RDV) = \u7e3d\u958b\u767c\u503c(GDV ) \u2013 \u767c\u5c55\u6210\u672c \u2013 \u767c\u5c55\u5546\u5229\u6f64<\/strong><\/p>\n\n\n\n<p>\u5728\u63a1\u7528\u9918\u503c\u4f30\u50f9\u6cd5\u6642\uff0cGDV\u7684\u50f9\u503c\u6703\u53d6\u7528\u5728\u6700\u4f73\u60c5\u6cc1\u4e0b\u5b8c\u6210\u958b\u767c\u7684\u6d89\u6848\u5927\u5ec8\u5730\u76ae\u7684GDV (GDV of the completed optimum development)\u3002\u8207EUV\u76f8\u4f3c\uff0cGDV\u4e5f\u662f\u7528\u6bd4\u8f03\u7684\u65b9\u6cd5\uff0c\u900f\u904e\u8003\u616e\u4e0d\u540c\u56e0\u7d20\u5f97\u51fa\u3002<\/p>\n\n\n\n<p>\u53c3\u8003CROWN
